As a landlord in Western Australia, you have specific legal obligations around electrical safety. These must be met before a tenancy commences — and maintained throughout the tenancy.
Smoke Alarm Requirements (WA)
Under the Building Act 2011 (WA), smoke alarms must be installed and fully operational prior to any tenancy commencing. Alarms must:
Be connected to 240V mains power (hardwired); or in limited structural circumstances, a compliant 10-year lithium battery alarm may be permitted
Be maintained and remain fully functional throughout the tenancy
Be replaced before the 10-year expiry date marked on the unit
Tenants must notify their property manager or landlord immediately if a smoke alarm stops working, emits fault warnings, or appears defective.
Safety Switch (RCD) Requirements
All leased residential properties in WA must have a minimum of two fully operational safety switches (RCDs), with protection across all power and lighting circuits — installed and compliant before the property is leased.

If you or anyone in the property experiences an electric shock or even a slight tingling sensation from taps, sinks, appliances, or any surface — treat it as a serious emergency.

Treat it as an Emergency
Any shock or tingling — even minor — must be taken seriously. Do not ignore it.
2
Turn Off the Mains Power
If safe to do so, go to the switchboard and turn off all power. Then call 000 immediately for an ambulance.
3
Do Not Touch the Person or Any Conductive Surface
Never touch the person receiving a shock, the item causing it, or nearby metal surfaces — taps, sinks, basins, appliances. You may be electrocuted too.
4
Provide First Aid if Safe
Once power is isolated and it is safe, perform CPR if trained and required. Follow all instructions from emergency operators.

Isolate All Power Sources
Turn off the mains, any solar inverters, isolators, and circuit breakers — without hesitation.

Call Western Power Emergency Line
Report the incident to Western Power on 13 13 52 and follow their instructions.

Seek Medical Attention — Even for Minor Shocks
Anyone who received even a small tingle must see a doctor or attend an emergency department for an ECG. Electrical injuries may not show symptoms immediately.

Report & Call a Licensed Electrician
Once everyone is safe, notify your property manager immediately. Do not use the affected area until a licensed electrician has inspected and cleared the fault.

We can inspect your property, advise on compliance requirements, and install or upgrade safety switches as needed, providing a compliance certificate on completion.
What's involved in a switchboard upgrade?

A switchboard upgrade typically involves replacing an old ceramic fuse board with a modern consumer mains panel fitted with circuit breakers and RCD safety switches. The process usually takes 3–5 hours for a standard residential property. We'll assess your current board, provide an upfront quote, arrange any required Western Power disconnection, complete the upgrade, and issue a Certificate of Electrical Compliance on completion. Power is typically only off for 2–3 hours during the main works.
How quickly can you attend a maintenance request for a managed property?

For urgent matters (complete power loss, safety hazards), we aim to attend within 24 hours. For routine maintenance requests, we typically attend within 2–5 business days depending on workload. Property management firms working with us on an account basis receive prioritised scheduling. We communicate directly with tenants to coordinate access where required.
Do you provide compliance certificates?

Yes. We issue Certificates of Electrical Compliance (CoEC) for all work that legally requires one under Western Australian regulations. These include new installations, switchboard replacements, major rewiring, and other prescribed electrical work. Certificates are issued promptly upon job completion and can be emailed directly to property managers or landlords.
Can you help with solar panel installation?

Yes. We handle the electrical components of solar PV installations including inverter connection, switchboard modifications, metering upgrades, and Western Power grid connection application. We work with reputable solar panel suppliers and can manage the full installation process for residential and commercial properties.
Do you provide quotes before starting work?

For all planned and non-urgent work, we provide a written quote before starting. For emergency callouts where the scope is unknown until we investigate, we'll provide a verbal estimate as soon as we've assessed the situation, and won't proceed with significant works without your approval. There are no hidden charges — what we quote is what you pay.
What hardwired smoke alarm requirements apply to rental properties in WA?

Since July 2021, all new tenancy agreements in Western Australia require hardwired, interconnected smoke alarms. Existing tenancies have until 2024 to comply. Alarms must be installed on each storey of the property and in each sleeping area. Calibre can supply and install compliant hardwired interconnected smoke alarms and provide documentation for your records.

Overview
What is CPR?
CPR (Cardiopulmonary Resuscitation) combines chest compressions and rescue breaths to keep blood and oxygen circulating in the body when someone's heart has stopped. It is a life-saving technique that can sustain a person until emergency services arrive.
If an adult is unresponsive and not breathing normally, you need to call 000 and begin CPR straight away. Even if you are unsure, attempting CPR is always better than doing nothing.
Before You Start — DRSABCD
The Action Plan
Follow the DRSABCD action plan before beginning CPR. Use "Dr's ABCD" to help you remember.
D
Danger
Check for danger to yourself, bystanders, and the patient. Do not approach if it is unsafe.
R
Response
Check if the person is conscious. Squeeze their shoulders and ask loudly: "Can you hear me?"
S
Send for Help
Call 000 or ask someone nearby to call immediately. Do not leave the patient alone.
A
Airway
Open the airway by tilting the head back gently and lifting the chin.
B
Breathing
Look, listen, and feel for normal breathing for up to 10 seconds. If not breathing normally, begin CPR.
C
CPR
Begin 30 chest compressions followed by 2 rescue breaths. Repeat continuously.
D
Defibrillation
Attach an AED (defibrillator) as soon as one is available and follow its voice instructions.
Step-by-Step
How to Perform CPR
Once you have completed DRSABC and confirmed the person is unresponsive and not breathing normally, begin CPR immediately.
1
Position the Person
Lay the person on their back on a firm, flat surface. Kneel beside their chest.
2
Place Your Hands
Place the heel of one hand on the centre of the chest (lower half of the breastbone). Place your other hand on top and interlock your fingers, keeping them off the chest.
3
Give 30 Chest Compressions
Push down firmly and smoothly, compressing the chest by about 5–6cm. Release fully between compressions. Aim for 100–120 compressions per minute — roughly the beat of "Stayin' Alive" by the Bee Gees. Keep your arms straight and use your body weight.
4
Give 2 Rescue Breaths
Tilt the head back and lift the chin to open the airway. Pinch the nose closed, seal your mouth over theirs, and breathe in steadily for about 1 second — enough to see the chest rise. Give 2 breaths then return immediately to compressions.
Note: If you are unable or unwilling to give rescue breaths, continuous chest compressions alone can still be effective — do not stop compressions.

Continue — 30:2 Ratio
Repeat the cycle of 30 compressions then 2 breaths continuously. Aim for 5 complete cycles in approximately 2 minutes. Do not stop unless the person starts breathing normally, a defibrillator is ready to use, or paramedics take over.

Use a Defibrillator (AED) if Available
If an AED is available, attach it as soon as possible and follow the voice prompts. Resume CPR immediately after any shock is delivered and continue until paramedics arrive.

Under the Building Act 2011 (WA) and residential tenancy legislation, all rental properties in Western Australia must comply with the following smoke alarm requirements.
